Kallo Developments (Kallo) is a privately owned real estate development and property management company based in Brampton, Ontario. The company oversees a diverse commercial portfolio of approximately 200,000 square feet, spanning offices, retail centres and land in various stages of development. With a lean team managing 50 to 60 tenants, Kallo needed technology that could keep up, without adding administrative burden.

That’s where Yardi Breeze Premier came in. We spoke with Shailesh Tailor, controller, about the switch from legacy systems, the improvements they’ve seen and why Breeze Premier is supporting their next chapter.

Replacing legacy systems with a centralized platform

Before adopting Breeze Premier, Kallo relied on outdated accounting software and spreadsheets. While familiar, those tools weren’t built for real estate and struggled to keep up with tasks like CAM reconciliations, lease tracking and rent escalations.

“We needed a system that could handle our diverse portfolio and streamline our operations,” said Shailesh Tailor, controller.

Breeze Premier provided exactly that, a centralized, cloud-based solution with commercial lease management, automated reporting and intuitive navigation. Implementation was smooth and well supported. “My implementation lead was even monitoring my work in the background to make sure I was on the right path for a smooth transition,” Shailesh said.

Streamlined reporting & maintenance

Manual reports that used to take hours can now be generated in just a few clicks. “The reporting features in Breeze Premier have been a game changer for us,” said Shailesh. “It keeps everything streamlined and on track. No one misses a renewal.”

Recurring financial reports, including lease expiries and comparative financials, now run regularly — saving time and improving communication with stakeholders. The team also uses the platform to track and schedule maintenance, with full history available for both internal use and stakeholder reporting.

Kallo’s accounts payable process has also improved. “We switched to electronic cheques, and my AP staff is very happy,” Shailesh said. “No more writing manual cheques or worrying about errors.”

Supporting growth from anywhere

With new sites under development, Kallo needed software that could scale. Breeze Premier’s mobile-friendly tools allow the team to work from anywhere, even on their phones. “Multiple users can log in at the same time, using different screens. That’s a big benefit,” said Shailesh.

Whether onboarding tenants or responding to owner requests, the team follows consistent processes that grow with them.

Easy to use, even for non-technical teams

Although Shailesh brought prior Yardi experience to the role, he noted that Breeze Premier stands out for its simplicity. “It’s intuitive, especially for people without a lot of technical experience,” he said. The platform helps the team stay lean while continuing to increase output.

Ongoing training is also simple for the Kallo team thanks to REfresh, a free virtual Breeze and Breeze Premier user conference offering on-demand sessions over two days in April. “It’s a time where we can learn about new features, explore a wide range of courses and interact with experts, all without having to travel or register.”

Advice for other companies

For Shailesh, the key is to look beyond short-term fixes. “Invest in a system that not only meets your current needs but also supports future growth,” he said. “Breeze Premier has been instrumental in our success.”

By adopting a modern, commercial-ready platform, Kallo Developments has simplified its operations, reduced manual effort and built a strong foundation for continued expansion.
